Borrower Checklist
The process of applying for a mortgage can be overwhelming; we hope you will have a smooth experience by providing the below checklist. Once you provide the following documents, please notify your Loan Officer or Processor immediately if any of your information changes during the process, as this could affect the terms of your loan request or settlement date.
Address and telephone numbers of each borrower
Previous address if less than two years at current address
Identification for all Borrowers: State ID, Driver's License, Passport, etc.
Social Security Card (FHA loans only)
Pay stubs from the past 30 days, per borrower, reflecting current and year-to-date earnings
W-2/1099 statements from the past two years
Federal Tax Returns (including all schedules and K-1 statements) from the past two years
Rental Income (if applicable): last two years' signed and completed tax returns, copies of leases or land contracts
Alimony/Child Support Verification (if applicable): certified copy of history for the previous six months from the clerk's office
Award letter for Social Security or disability income, if applicable
Copy of 2 months' complete bank/asset statements (only for accounts with other institutions)
Copy of most recent retirement and investment statements (all pages needed)
Liability Summary for all outstanding debts: car loans, credit cards, student loans, child support, etc., with account numbers, balances, and minimum monthly payments
Letter of explanation for any recent credit inquiries or derogatory items
Divorce Decree, if applicable
Gift Letter, if applicable
HUD-1 Statement from any recent sale of property
List of all other persons that are on the Title that are not on the mortgage application
Trust Documents if the property is held in trust
Condo/Townhome Association contact information and by-laws
Sales Contract for the new property and, if applicable, the old property
Your Real Estate Agent and Attorney: names and contact information
Seller's Real Estate Agent and Attorney: names and contact information
Homeowner's Insurance Agent: name and contact information
All current Mortgage Statements showing the company name, account number and phone number
Copy of your current Note, Deed and Settlement Statement
Your most recent Property Tax Bill (must show assessed value)
Homeowner's Insurance Declaration Page showing current coverage and your Agent's name and phone number
